What to expect for your new home project cost.
How Much Does A Custom Home Design Cost?
I get this question all the time, and the answer of course is ... it depends! Projects can vary greatly based on a number of factors, all of which can impact the amount of time and cost required to complete the design plans. Here are some typical examples:
- Home Structure ... one vs. two story, total size, type of foundation, etc.
- Design Style ... unique features, modern simplicity, craftsman details, etc.
- Site Requirements ... local codes, contractor requests, lot features, etc.
- Change Requests ... increase/decrease project scope, project delays, etc. (some design changes are expected)
- Starting Point ... new design from scratch vs. modifications to an existing stock plan
So while different factors affect the pricing, most Custom Home Design Projects tend to be in the $6000 to $9500 range with everything included. Again, some are less than this and some are more depending on the factors listed above. With an initial (free) design consultation I'll meet with you to review your goals and help determine what the project scope might look like, which then gives me the info I need to provide you with a realistic Design Proposal for the home.
Note also that my projects are billed as we go through the design, so progress invoices are generated only after work is done. This approach allows you to pause the project at any time as needed with only work completed to that point billed through. This accommodates different circumstances that might arise such as pausing between concept design and actual construction, significant life changes like getting married or having a baby, or whatever else life might present to you.
Note that while my plans follow standard building codes at the time of creation, each state and local code application and enforcement varies and changes over time. Usually the plans themselves don't need to be altered, however specifications and other details may need to be updated & included prior to applying for building permits. If this situation arises I can provide updates or custom detailed drawings as a project add-on. Also note that my plans include basic structural details as specified in the applicable building codes. For items that are outside of these prescriptive codes, structural specifications will need to be provided by your builder or suppliers (which is typical) for items such as roof and floor trusses, headers over large opening, and other unique details. I can provide referrals to local structural engineers to assist when needed. Please reach out if you have questions or need more information.
What's Included In Your Plans?
Finished plans include PDF copies of the floor plans, foundation, elevations, detailed sections, and other drawings needed for permits and construction of the structure. I will also work with your contractor and other building professionals as needed to assist in interior design, structural engineering, landscaping plans, and mechanical plans.
Here are a few more details on the typical project deliverables:
- PDF File(s) ... typically formatted to 1/4" scale for 24x36" ARCH D page size.
- Floor Plans ... fully dimensioned plans showing floor plan layouts
- Elevations ... 2D exterior elevations showing details related to the structure and finishes
- Interior Views ... 2D interior elevations showing specific features, planned furniture layouts, etc.
- Illustrations ... 3D exterior and interior views to help convey the design intent and style
- Section Details ... cross sections and other details showing the construction details and code compliance
- Site Plan ... basic site plan showing the new home and required setbacks
- License to Build ... a license to build the plan at your home, with a release to print copies of the plan
