What to expect for your project.

How Much Does A Remodel Design Cost?

Like all good questions, the answer of course is ... it depends!  Projects can vary greatly based on a number of factors, all of which can impact the amount of time and cost required to complete the design plans.  With an initial Design Consultation I'll meet with you to review your goals and help determine what the project scope might look like, which then gives me the info I need to provide you with a realistic proposal for the design.

In the meantime, here are pricing examples for what some common remodel designs might cost.  Keep in mind these are EXAMPLES as the project scope can vary greatly between projects, so the prices listed are to give you a general idea of what is typical.

Most remodel design projects are broken into phases, with the first phase being the initial Concept Design with floor plans and illustrations so that you're ready to get bids/proposals, and the second phase being the Detailed Drawings needed for permits and construction. This allows you some flexibility to get your design and project to the point where your contractor can provide a detailed proposal in the first phase, then move forward with the second phase when you've selected a contractor and are ready to begin your remodel.

  • Planning Consultation ... starting from $395
    ... more detailed conversation and project review including initial high-level budgeting
    ... works well if you're just starting your planning and want to know what's possible
    ... great for home buyers before making an offer on a home that needs updating

  • Simple Remodel Designs ... generally from $1000-$2000
    ... basic bathroom or kitchen updates, decks or screen porches, and similar projects

  • Larger Remodel Designs ... generally from $2500-$5000 depending on the scope
    ... multi-room or whole-house remodels, additions, basements, and similar projects

Note that while our plans follow standard building codes, each state and local code application and enforcement varies and changes over time. Usually the plans themselves don't need to be altered, however specifications and other details may need to be updated & included prior to applying for building permits. This is typical and often completed without my involvement, however I can provide custom detailed drawings if needed. Also note that structural specifications will need to be provided by your builder or suppliers (which is typical) as this also varies by codes & location.  I can provide referrals to local structural engineers to assist when needed.


What's Included In Your Plans?

Finished plans include PDF copies of the floor plans, foundation, elevations, detailed sections, and other drawings needed for permits and construction of the structure. I will also work with your contractor and other building professionals as needed to assist in interior design, structural engineering, landscaping plans, and mechanical plans. 

Here are a few more details on the typical project deliverables:

  • PDF File(s) ... typically formatted to 1/4" scale for 24x36" ARCH D page size.
    • Floor Plans ... fully dimensioned plans showing the existing and updated floor plan layouts
    • Elevations ... 2D exterior elevations for additions showing details related to the structure and finishes
    • Interior Views ... 2D interior elevations showing specific features, planned furniture layouts, etc.
    • Illustrations ... 3D exterior and interior views to help convey the design intent and style
    • Section Details ... cross sections and other details showing the construction details and code compliance
    • Site Plan ... basic site plan showing the planned alterations and required setbacks
  • License to Build ... a license to build the plan at your home, with a release to print copies of the plan
